House prices in Reus rise more than 15% in a year: the third-quarter data

9 October 2026 · 5 min read

The price data for the third quarter of 2026 is now out, and the sources agree on the essentials: homes in Reus cost more than 15% more than a year ago. The valuation firm Tinsa puts the square metre at €1,670 and the portal idealista, which measures listing prices, at €1,709. September also brings a nuance: for the first time in almost a year, the asking price in Reus did not rise from one month to the next. If you are thinking of selling or buying in Reus, Tarragona or on the coast, this is what the figures say.

Reus: more than 15% in a year

The two sources measure different things, which is why their figures are not identical. Tinsa works with valuations; idealista with the prices sellers ask in their listings.

  • Tinsa (valuations): €1,670/m² in the third quarter, 15.27% more than a year earlier. In the second quarter it was €1,616/m². At that value, the firm estimates a 90 m² flat at around €150,000.
  • idealista (asking prices): €1,709/m² in September, 15.8% more than in September 2025 and 3.2% more than in June.

Even so, Reus is still well below its peak: according to idealista, the asking price is 20.4% below the €2,146/m² of November 2008.

Prices by district

The rise is not the same across the city. These are the September asking prices published by idealista for each district of Reus, with their change over a year:

  • Mestral: €1,884/m² (+25.8%)
  • Ponent: €1,849/m² (+14.7%), at an all-time high
  • Migjorn: €1,764/m² (+10.7%)
  • Centre: €1,717/m² (+14.7%)
  • Llevant: €1,366/m² (+12.6%)

There is a difference of more than €500 per square metre between the most expensive and the cheapest district. That is why a city average is useful as a guide, but not for pricing a specific home.

September, the first month without a rise

September's figure for Reus is 0.4% lower than August's (€1,716/m²). It is the first monthly fall since October 2025, after ten consecutive months of rises. A single month does not make a trend, but it fits with what Tinsa sees across Spain: prices rose 14.7% year on year in the third quarter and, according to its research department, are slowing down although still growing strongly.

The same firm calculates that an average family now spends 36.9% of its income on mortgage payments, compared with 35.7% the previous quarter. On top of that, financing is more expensive, as we explained when analysing the rise in the Euribor.

Tarragona and the coast

In the city of Tarragona, Tinsa puts the square metre at €1,908 (+11.29% year on year) and idealista at €2,128 (+13.2%). For the province as a whole, the figures are €1,878/m² (+12.60%) and €1,922/m² (+10.2%) respectively.

On the coast, idealista's September asking prices are:

  • Salou: €2,775/m² (+10.5%)
  • Cambrils: €2,772/m² (+7.3%), with a slight 0.2% fall compared with August
  • Vila-seca: €1,975/m² (+18.2%)

And more is being sold: sales pick up in August

The Association of Land Registrars published its August preview on 5 October. In Catalonia, 8,292 home sales were registered, 7.1% more than in August 2025, and 6,101 home-purchase mortgages were signed, 5.6% more. Across Spain, sales grew 1.3% to 48,674.

The registrars themselves urge caution: August is an atypical month and they do not yet see a change in trend. The published reports do not give a figure for the province of Tarragona.

What does this mean for you?

If you want to sell, the timing is still favourable: prices are at their highest level in years and there are buyers. But a listing price is not the price at which a sale closes, and with more expensive mortgages buyers compare more. September's pause is a reminder that not everything asked is paid: setting a price that fits your district and type of home is what avoids months of waiting.

If you want to buy, waiting has not turned out cheaper this year. It is worth comparing areas, because the differences within the same city are large, and arriving at the negotiation with your financing already worked out.
