Cambrils has taken another step towards developing El Pinaret, a sector of almost 14 hectares where some 495 new homes are planned. On 25 September the local government board gave initial approval to the land readjustment project for sector PA-6 El Pinaret, the last step before urbanisation works can begin. If you are interested in buying or selling in Cambrils, this is what we know.
What has been approved
Land readjustment (reparcelación) is the division of the sector's land among its owners, with the building plots and those handed over for streets, green spaces and public facilities. The project is being processed under the cooperation system, in which the Town Council drives the urbanisation and the owners pay their share.
According to the municipal notice, the file is open to public consultation for one month from its last official publication, during which objections can be submitted. It can be consulted at the Town Council's Planning Department and on its e-office. It comes a year after the urbanisation project was approved, according to Diari de Tarragona.
How many homes and where
The sector covers 139,704 m² and extends the El Pinaret neighbourhood towards Avinguda de l'Esport, between Parc del Pinaret and the Mare de Déu del Camí ravine. According to Diari de Tarragona, the planned distribution is:
- 183 single-family houses, which will be sold at market price.
- 312 homes in three-storey blocks, facing Avinguda de l'Esport, which the newspaper describes as officially protected housing.
The sector also reserves land for public facilities and for the future TramCamp, and a new central promenade that will link Parc del Pinaret with a green area next to the ravine.
Who pays for the urbanisation
A dozen groups of owners, including families, property companies and the Town Council itself, will share the cost in proportion to the land they contribute. Diari de Tarragona estimates the cost of the urbanisation at 6.4 million euros. The Town Council will receive 10% of the sector's building rights, more than 13,200 m² of floor space for protected housing.
The councillor for Planning, Carlos Caballero, describes it as a strategic sector for responding to the housing problem, and explains that the Town Council will help owners find financing to speed up the urbanisation.
When will there be homes?
There is no date yet. First the objections have to be resolved and the land readjustment given final approval; then the owners' association will be set up and the Town Council will put the works out to tender. When the project was presented in 2025, the urbanisation was estimated at around 16 months of work, with the construction of the homes coming afterwards.
The timetable has already been delayed by the La Mineta archaeological site, a Roman necropolis in the sector: the urbanisation budget will have to include the excavation and preservation of the remains.
The Cambrils market today
According to idealista's price report, the asking price for homes in Cambrils was €2,772/m² in September 2026, 7.3% more than a year earlier. In Spain, the supply of homes for sale fell by 9% in the third quarter, according to the same portal. With little supply available, every new residential sector counts, but it takes years to reach the market.
What does this mean for you?
If you want to buy in Cambrils, El Pinaret is a medium-term option, not one for the coming months. If you are interested in protected housing, it is worth registering on the Registre de Sol·licitants d'Habitatge amb Protecció Oficial de Catalunya. If you need a home sooner, the current market is what counts.
If you own a home in Cambrils, new supply will take time to arrive, and demand is still high today. Knowing what your home is worth in the current market is the first step to deciding.
