Reus is no longer a stressed rental market area: what it means for landlords and tenants

Reus is no longer a stressed residential market area. Following the Generalitat de Catalunya's annual review, the city no longer meets the criteria that kept it under the price cap on rental contracts, a measure in force since March 2024. If you have a home rented out in Reus, or are considering it, this is what changes.

Why is Reus leaving the list?

Every year the Generalitat reviews which municipalities enter or leave the stressed-area designation, based on two criteria. Meeting just one is enough to stay in:

  • Households spend more than 30% of their income on rent or mortgage payments plus utilities.
  • Rental or sale prices have risen at least 3 points above the CPI over the last five years.

Reus no longer meets either, so it leaves the list. Tortosa also leaves in this review; eleven other Catalan municipalities join.

What changes if you have a home rented out

For new contracts, the restrictions imposed by the stressed-area designation disappear: the rent can be set freely, without being tied to the reference index, and without the extraordinary three-year extension that applied before. In practice, this gives landlords more room to adjust the rent to the real market situation.

The striking figure

Although the price cap had been in force for two years and three months, rents in Reus still rose 19.5% over that period (from €8.2 to €9.8 per m², according to figures compiled by Diari de Tarragona). With the restriction now lifted, several analysts point to a possible "rebound effect": landlords readjusting prices that had been held back for some time.

And what about sale prices?

The average house price in Reus is €1,530/m² (July 2026, according to Fotocasa), with a year-on-year rise of 7.7% for houses and 7.6% for flats. Over five years, the square metre has risen +22.7% for houses and +52.2% for flats.

What does this mean for you?

If you have a home you had kept off the market because of the previous restrictions, now is a good time to review your options — both for renting and for selling. Every situation is different, and general figures do not always reflect what your particular property is worth.
