Tarragona has become the most dynamic Catalan province for home sales. Official data for 2025 and the first months of 2026 confirm a trend that runs against the rest of Catalonia: here transactions keep growing while other provinces slow down.
2025: the best year since the 2007 bubble
According to data from the Ministry of Housing and Urban Agenda (based on the Notarial Certification Agency's records), the province of Tarragona closed 2025 with 18,365 sales, 9.35% more than in 2024. It is the highest figure since 2007.
That growth outpaces the rest of Catalonia:
- Tarragona: +9.35% (18,365 transactions)
- Catalonia (total): +8.08% (117,060 transactions)
- Barcelona: +8.4% (76,058 transactions)
- Girona: +7.12% (15,637 transactions)
- Lleida: +3.69% (7,000 transactions)
Across the whole country, Spain recorded 752,098 sales in 2025 (+5%), also its best figure since 2007.
2026: Tarragona, the only Catalan province rising in resale homes
The trend is continuing this year. With May 2026 data (year on year), while Catalonia as a whole recorded a 5.6% fall in sales, Tarragona was the only Catalan province where the resale market kept growing:
- Tarragona: +0.57% in resale homes
- Barcelona: -9,29%
- Girona: -6,56%
- Lleida: -4,72%
New builds are moving the other way: in Tarragona they fell 36.64%, while in Barcelona they grew 10.34%. In other words, the momentum in Tarragona comes mainly from resale homes, not new builds.
What does this mean if you want to buy or sell?
A market with more transactions does not automatically mean it is easier to buy or sell: it also means more competition for the best-located homes in the best condition. If you are thinking of selling, it is a good time to find out exactly where your home stands within this growing demand. And if you are looking to buy, understanding where the market is heading helps you not miss opportunities.
